Terms & Conditions

  1. Lyceum Away DayReceipt of booking fee is seen as acceptance of our terms & conditions - please note any special additional conditions for your group eg for hen party, large birthday party stipulated in offer or acknowledgement letters. Please note we do not host 16-25th birthday celebrations or stag parties.

  2. Payment by cash or cheque made payable to GF Hawkins Ltd.

  3. Booking & deposit: We do ask you to read the terms & conditions (plus any additional ones for your particular activity) before you book. We ask for 50% of the total fee to confirm your booking - this is non-refundable and payable to GF Hawkins Ltd. On receipt, we formally acknowledge, send leaflets, directions, local info, special comments regarding children's safety etc. One month before arrival we ask for:
        * The remaining 50% of the agreed fee plus
        * £400 damages deposit which is returned the following day after you leave subject to no deductions for unreasonable extra cleaning or damage.

  4. Cancelled bookings lose their deposits. Please consider taking out insurance to cover this

  5. Pond dippingFlexible booking periods - usually Friday to Sunday (2 nights), Friday to Monday (3 nights), Sunday/Monday to Friday (4/5 nights) and exceptionally a week.

  6. Arrival time is after 4pm on first day and departure time by 10.30am on the last morning. For weekend-only bookings, departure on a Sunday is required by 2pm or possibly later if agreed otherwise (this is usually subject to the next guests' arrival time).

  7. We welcome one or two pets maximum by prior arrangement only and if agreed, we make no charge for them - but bedding is not supplied and we ask you, please, do not allow your pet on any furniture or to use our towels to dry them! We ask owners not to leave pets alone in the cartlodge/barn/garden as they fret and howl and not to let them damage or foul any part of the cartlodge/garden. They are to be kept on a lead on the farm to protect ground-nesting birds, our bantams and farm livestock.

  8. There is a strictly no smoking policy in all buildings

  9. Christmas TreeNoise and music must be kept to a reasonable level to ensure peace of other guests in nearby b&b is not disturbed - please discuss what constitutes 'reasonable' if you think this might be an issue. Our premises licence stipulates no loud/live music after 11pm if you are in the barn only or midnight if you have barn and b&b booked. Use of barn CD-sound system must be agreed prior to use and we ask you to use the small sound system at low volume after 11pm/midnight and be considerate if sitting around outside the barn in the summer.

  10. Supervision of children if present: Whilst there are lots of things to do here for children/families, we do expect parents to take responsibility for ensuring their children are properly supervised and are not running wild on the farm, in ponds, chasing chickens etc! Children should be warned of all potential hazards on arrival. We have a regularly updated risk assessment for schools and other groups that require this.

  11. Electricity is included but we do ask that you try to be as energy-efficient as possible and keep doors shut in the winter and turn lights off when not in use! Use of fuel for woodburner and additional heating in the barn will be clarified on booking as this varies with different groups, activities and times of year.

  12. Earthenware MugsLeaving the barn clean & tidy:We do not expect miracles but equally we do not expect to find washing up, unsorted rubbish, uncleared away plates and other unsavoury surprises. We will deduct money from your deposit for clearing up a filthy mess. Cleaning materials are supplied for this.

  13. Any extra guests invited for day or evening to be agreed - ie barn hire is for agreed number only and not for additional party!

  14. For hen or other potentially noisy celebratory parties: Whilst the Tudor barn is a barn, it is a 16th century much loved and beautiful building with really nice period and locally-made Suffolk oak furniture. We cannot emphasise enough that we simply don't want a group that might trash the place. This is our home and no amount of financial compensation can compensate for the hassle factor of dealing with very noisy, drunk guests and the damage that may be caused to the fabric of our beautiful ancient barn - and the angst involved in worrying about your safety.
    To that end we require one named responsible person to be identified and introduced to us: We expect this person to remain sober enough to ensure the safety of guests and the barn, and sensible behaviour. This would include the following examples of things that have gone wrong in the past: closing down the woodburner properly, ensuring flammables are not left on hot plates to ignite, candles are snuffed out, guests find their correct beds, swords are not removed from walls, damage is not inflicted to furniture or fabric of the barn, keeping music volume down etc. Thank you.
